Built on the beautiful Nepean River in Penrith overlooking the Blue Mountains. Capturing the water and mountain views were imperative as well as achieving a design that catered for the hot summers and cold winters in Western Sydney. Before we could embark on design, pre-lodgement meetings were held with the head of planning to discuss all the environmental constraints surrounding the property. The biggest issue was potential flooding. Engineering flood reports were prepared prior to designing so we could design the correct floor levels to avoid the property from future flood waters. The design was created to capture as much of the winter sun as possible and blocking majority of the summer sun. This is an entertainer's home, with large easy flowing living spaces to provide the occupants with a certain casualness about the space but when you look in detail you will see the sophistication and quality finishes the owner was wanting to achieve. ​

A combination of bricks, cement sheet, copper and Colorbond combine harmoniously to produce a striking street appeal. Internally the layout follows the client's brief to maintain a level of privacy for multiple family members while also taking advantage of the view and north facing orientation. The level of detail and finish is exceptional throughout the home with the added complexity of incorporating building materials sourced from overseas.

Designed by Studio212 Ltd, this utility room proves that functional spaces can also be elegant. Floor-to-ceiling cabinetry provides generous storage, keeping laundry and household essentials discreetly hidden away. The layout includes integrated washer and dryer, concealed cupboards, and a dedicated sink area by the window. Large windows bring in natural light and connect the space to the garden and BBQ terrace beyond, ensuring even daily tasks are carried out in a bright and uplifting environment. Neutral cabinetry, pale timber flooring, and minimal detailing create a streamlined aesthetic that blends seamlessly with the rest of the home’s interiors. This design demonstrates how careful planning turns a utility into more than a service room — it becomes an extension of the home’s comfort and efficiency.

With a growing young family it was important the utility room had plenty of storage, worktop space for folding clothes and a pull-out shelf for resting a basket while loading and unloading. Also featuring a dog shower and nook for the dog crate.

The rustic timber look laminate we selected for the Laundry is the same as used in the adjacent bathroom. We also used the same tiling designs, for a harmonious wet areas look. Storage solutions include pull out ironing board laundry hamper, towel rail, rubbish bean and internal drawers, making the bench cabinet a storage efficient utility. A laundry would not be complete without a drying rail!

The industrial feel carries from the bathroom into the laundry, with the same tiles used throughout creating a sleek finish to a commonly mundane space. With room for both the washing machine and dryer under the bench, there is plenty of space for sorting laundry. Unique to our client’s lifestyle, a second fridge also lives in the laundry for all their entertaining needs.

This laundry room features a sleek, modern layout with handle less cabinetry and soft under-cabinet lighting. An L-shaped countertop provides ample workspace, complemented by a built-in sink and integrated washer and dryer. The neutral tones and clean lines create a functional yet refined space.
