Metropolis Drafting and Construction IncADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles.
This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental.
A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range)
to give the space even more function a 24" undercounter washer/dryer was installed.
Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces.
Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch.
The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.

B Fein Interiors LLCA tiny room appears to be large when furnished with over-sized elements. The large round cocktail table provides adequate circulation and pulls the room together. while the large triptych creates interest. The pieced hide rug feels modern within the otherwise traditional space. The gray draperies resonate with the blue ceiling in the Living Room.
Modern Smart HomesLocated on a lot along the Rocky River sits a 1,300 sf 24’ x 24’ two-story dwelling divided into a four square quadrant with the goal of creating a variety of interior and exterior experiences within a small footprint. The house’s nine column steel frame grid reinforces this and through simplicity of form, structure & material a space of tranquility is achieved. The opening of a two-story volume maximizes long views down the Rocky River where its mouth meets Lake Erie as internally the house reflects the passions and experiences of its owners.
Northwest Heritage RenovationsThis is room serves both as the living room and the bedroom for the ADU. The furniture easily rolls out o the way and the murphy bed pulls down from the wall. This was a really fun project installing the custom murphy bed and having it weighted just right to operate easily.
