Davidov Partners ArchitectsThis new house was designed to accommodate a couple of soon to be empty nesters. Built on an irregular block the ground floor of the house was conceived as 3 distinct zones punctured by 2 glazed interstitial areas. This allowed the linear arrangement of the house to be perceived as contained and expanded.
The entry to the house enters directly into the first of these interstitial areas which contains the staircase and views beyond, allowing the modest proportions of the size (varying between 8-12m) to be maximized. The second interstitial area is occupied by the kitchen island executed as a simple black box containing some of the kitchen facilities. The other cooking and cleaning facilities as well as a walk in pantry are located adjacent to the island concealed from view.
The first floor master bedroom is conceived as a hotel suite. Entered via a dressing area that overlooks the entry void via plantation shutters, the open rooms contains the sleeping and ensuite facilities within a single space. The WC and shower are housed within a curved module rendered in the same cement render as the exterior of the building.
The curved wall of the shower animates the stark façade of the building, which, depending on the lighting levels and time of day emerges and submerges from view from the street.
The limited palate of natural materials, namely cement render and unfilled travertine are used throughout the house both internally and externally. Over time the contrasting effects of external wear and internal protection will allow the inherent nature of these materials to become more pronounced adding another layer of interest and subtle contrast.

Marc Julien Homes7 On 7th is a luxurious townhome complex in the flourishing enclave of North Palm Trail, just steps from the beaches of Delray.
Each contemporary unit has three bedrooms, three and a half bathrooms, a covered patio, two car garage and private individual pool.
The five interior units offer 2,353 square feet and are booked by the 2,960 square feet end units.
This modern expression of urban architecture and design was conceived by M2 Development and constructed by Marc Julien Homes.

It has hot water on demand, electrical, full fridge, gas stove, dishwasher, washer dryer combo, a 55 sq. ft loft, two sky lights (openable above loft), in floor heating, full bath, and 145 cu. f. of storage (including kitchen and bathroom cabinets).
This surprisingly spacious unit is designed and built by Vineuve Construction and is available for pre order, coming to market on June 1st, 2021.

North Coast DesignThis exterior image is taken from the road level. All of the surrounding trees were hand planted by the client during the construction stage to create a natural 'barrier' of sorts to stop people being able to see into the property
McNICHOLS CO.McNICHOLS® GAL Aluminum Rectangular Bar Grating serves as this home's most noticeable feature, a wing-like platform on the second floor. The Bar Grating wraps around the West and South sides of the house and helps to keep it cool. The material was bolted to the cantilevered steel beams of the home. The steel deck, which extends 8 feet, is wide enough to shade the the sun's intense heat on the floor below. The deck also serves as access to the second floor for general maintenance.
McNICHOLS® GAL 150 Aluminum Rectangular Bar Grating was used as stair treads in the home's exterior stair case. The stair treads give the homeowner access to the roof, where water is collected and directed to a 4,000 gallon reservoir beneath driveway. The reservoir is covered by McNICHOLS® GW 200 Steel Rectangular Bar Grating, which is strong enough to handle parked cars.
Chalmers and Co DesignSide elevation of the house with a balcony at the end of the music/family room. Curved steel wall mimics the original 1960's house and houses the daughter's bedroom. Exposed steel beams support the first floor of the house balanced on off form concrete walls. The clear acrylic roller shutters allow the house to be opened up completely but still allow light in when closed.

Tiburon House is Cheng Design's eighth custom home project. The topography of the site for Bluff House was a rift cut into the hillside, which inspired the design concept of an ascent up a narrow canyon path. Two main wings comprise a “T” floor plan; the first includes a two-story family living wing with office, children’s rooms and baths, and Master bedroom suite. The second wing features the living room, media room, kitchen and dining space that open to a rewarding 180-degree panorama of the San Francisco Bay, the iconic Golden Gate Bridge, and Belvedere Island.

CSI ArchitectsThe house is located on a hillside overlooking the Colorado River and mountains beyond. It is designed for a young couple with two children, and grandparents who come to visit and stay for certain period of time.
The house consists of a L shaped two-story volume connected by a one-story base. A courtyard with a reflection pool is located in the heart of the house, bringing daylight and fresh air into the surrounding rooms. The main living areas are positioned on the south end and open up for sunlight and uninterrupted views out to the mountains. Outside the dining and living rooms is a covered terrace with a fire place on one end, a place to get directly connected with natural surroundings.
Wood screens are located at along windows and the terrace facing south, the screens can move to different positions to block unwanted sun light at different time of the day. The house is mainly made of concrete with large glass windows and sliding doors that bring in daylight and permit natural ventilation.
The design intends to create a structure that people can perceive and appreciate both the “raw” nature outside the house: the mountain, the river and the trees, and also the “abstract” natural phenomena filtered through the structure, such as the reflection pool, the sound of rain water dropping into the pool, the light and shadow play by the sun penetrating through the windows, and the wind flowing through the space.
