Fraher & Findlay Architects Ltd
This was a third project where as an Architectural
practice, we designed and built in house one of our
projects. This project we extended our arm of delivery
and made all the bespoke joinery in our workshop -
staircases, shelving, doors -you name it - we made it.
The house was changed over an air source heat pump
fed servicing from a boiler - further improving the
environmental performance of the building.
Kitchen Design Concepts
The laundry room was placed between the front of the house (kitchen/dining/formal living) and the back game/informal family room. Guests frequently walked by this normally private area.
Laundry room now has tall cleaning storage and custom cabinet to hide the washer/dryer when not in use. A new sink and faucet create a functional cleaning and serving space and a hidden waste bin sits on the right.
The Kitchen Place
A small 2nd floor laundry room was added to this 1910 home during a master suite addition. The linen closet (see painted white doors left) was double sided (peninsula tall pantry cabinet) to the master suite bathroom for ease of folding and storing bathroom towels. Stacked metal shelves held a laundry basket for each member of the household. A custom tile shower pan was installed to catch any potential leaks or plumbing issues that may occur down the road....and prevent ceiling damage in rooms beneath. The shelf above holds a steam generator for the walk in shower in the adjacent master bathroom.

Blackline Renovations
With the original, unfinished laundry room located in the enclosed porch with plywood subflooring and bare shiplap on the walls, our client was ready for a change.
To create a functional size laundry/utility room, Blackline Renovations repurposed part of the enclosed porch and slightly expanded into the original kitchen footprint. With a small space to work with, form and function was paramount. Blackline Renovations’ creative solution involved carefully designing an efficient layout with accessible storage. The laundry room was thus designed with floor-to-ceiling cabinetry and a stacked washer/dryer to provide enough space for a folding station and drying area. The lower cabinet beneath the drying area was even customized to conceal and store a cat litter box. Every square inch was wisely utilized to maximize this small space.

Valet Custom Cabinets & Closets
We took all this in stride, and configured the washer and dryer, with a little fancy detailing to fit them into the tight space. We were able to provide access to the rear of the units for installation and venting while still enclosing them for a seamless integration into the room. Next to the “laundry room” we put the closet. The wardrobe is deep enough to accommodate hanging clothes, with room for adjustable shelves for folded items. Additional shelves were installed to the left of the wardrobe, making efficient use of the space between the window and the wardrobe, while allowing maximum light into the room. On the far right, tucked under the spiral staircase, we put the “mudroom.” Here the homeowner can store dog treats and leashes, hats and umbrellas, sunscreen and sunglasses, in handy pull-out bins.
McCabe By Design LLC
A 55" wide laundry closet packs it in. The closet's former configuration was side by side machines on pedestals with a barely accessible shelf above. The kitty litter box was located to the left of the closet on the floor - see before photo. By stacking the machines, there was enough room for a small counter for folding, a drying bar and a few more accessible shelves. The best part is there is now also room for the kitty litter box. Unseen in the photo is the concealed cat door.
Note that the support panel for the countertop has been notched out in the back to provide easy access to the water shut off to the clothes washer.
