CHP specializes in design of elevated houses that meet FEMA flood zone & seismic regulations. Locally owned, operated and 33rd year in business. We design buildable and structurally sound residential/commercial projects. CHP is locally owned & operated by design professionals. Charleston Home + Design magazine interviewed us and wrote a 2-page article about our design firm. The article was published in the Summer 2020 magazine in which Carolina House Plans, Inc. was the centerfold (pages 152-153) in their Architects' Gallery of local architects and residential designers.

My wife & I were looking for someone to design an elevated, well-designed home for land we own on Saint Helena Island. Joe met with us and pulled out a ton of plans we could jump start from; either use them or modify for our vision. With Joe's help, we arrived at a plan that reflected us. We were very pleased.

Having just received the approval of our Architectural Review Board I am genuinely grateful for Joe Dawsons professional services for the Architectural Design and Engineering Prints for our future home in Wadmala Island. Carolina House Plans is extremely cost competitive and transparent with the overall cost for their services. You truly know your costs before signing any service agreement. Particularly noteworthy was the commitment to get the approval from our HOA's Architectural Review Board without extra charges, no matter how many times the plans had to change. We enjoyed surprisingly quick responses to emails, and phone calls to the point where we felt we are slowing his progress. Having had a bad experience with huge financial outlays with another firm before, Joe Dawson is a breath of fresh air, a cool and fast operator with too many credentials and completed projects to list here.

Joe is excellent at his profession, very detailed and thorough. Joe has always been patient and open to discuss our ideas, offering suggestions showing samples of materials,etc. This is the third house Joe has designed for us. We are currently beginning the construction process and looking forward to the outcome. We recommend Joe!

Elevated home drawings and site plan

The plans have been completed to our satisfaction and we felt like we got an incredible value from Carolina House Plans seeing as it ended up being nearly custom drawings. We loved that this is a one-stop shop and that all the drawings for floor plan, foundation and the structural engineering stamps were all provided by Joe and his engineer so we didn’t have to play middle man coordinating from an architect to an engineer. Joe clearly takes pride in his work and is friendly and personable. We are very satisfied with our house plans and thankful to have had an expert in elevated homes helping us along the process.

Joe originally drew our house plans in 2002. He did a fantastic job. We had him draw an renovation this year. He was able to design the renovation so that we were able to remove a load bearing wall and replace it with steel beams. this allowed us to open up the kitchen and family room. Joe listened to everything my wife and I wanted and was able to deliver. The time frame for completion of the plans was a little longer than expected. The delay was not cased by Joe but rather than his engineer I would certainly recommend Joe

My husband I hired Carolina House Plans as a suggestion from our contractor. Initially we hired another architect/home designer that was a disaster financially and professionally. We didn't want a cookie cutter house, we new exactly what we wanted to build and Joe took our wants and needs and created a beautiful custom ranch home. Working together on this project was so refreshing, I totally recommend this firm to make your dreams come to light. I would recommend them to anyone looking to create there new home or remodel.

Mr. Dawson has provided the house plans for my two homes in a span of fifteen years. He did an excellent job in my new home design in 2005. Therefore, I went back to ask him to do the expansion and new addition of my second home in 2018. During both home design processes, Mr. Dawson had combined his knowledge, experiences and exceptional skills with his professionalism together, to provide me with good quality of work. He always surprised me with his deep knowledge about the low-country style homes and international standards. He was willing to go an extra mile to make sure that the home design will meet the standards and regulations. He is a good example of the professionals that always put the customer's requirements first, and provide the guaranty for the good quality. I'm very happy with Mr. Dawson's service and I would recommend him to anyone without hesitation.
