This condominium, built in the ‘80’s was out of date. The living space was opened to dramatic effect and rebalanced compositionally while walls were added to the open but poorly laid out lower level to create a new washing and bathroom room and master closet. The project, replete with all new finishes, is unified with the color palatte yet the play of textures makes unique each delightful space. Photos: Eric Rorer

A radical remodel of a modest beach bungalow originally built in 1913 and relocated in 1920 to its current location, blocks from the ocean. The exterior of the Bay Street Residence remains true to form, preserving its inherent street presence. The interior has been fully renovated to create a streamline connection between each interior space and the rear yard. A 2-story rear addition provides a master suite and deck above while simultaneously creating a unique space below that serves as a terraced indoor dining and living area open to the outdoors. This very small kitchen in Islington , North London required totally bespoke cabinetry throughout. Architect Jeff Kahane designed the layout, weaving the kitchen around the wall to bring together a 2m x 1m rear extension and the main rooms of the house.
