DK HomesThis home is full of clean lines, soft whites and grey, & lots of built-in pieces. Large entry area with message center, dual closets, custom bench with hooks and cubbies to keep organized. Living room fireplace with shiplap, custom mantel and cabinets, and white brick.
Cabinet-S-TopIn this bathroom, the customer wanted to incorporate the laundry room into the space. We removed the existing tub and installed the washer and dryer area. We installed a Medallion Silverline White Icing Painted Lancaster Doors with feet Vanity with Bianca Luna Laminate countertops. The same countertop was used above the washer/dryer for a laundry folding station. Beaded Wall Panels were installed on the walls and Nafco Luxuary Vinyl Tile (Modern Slate with Grout Joint) was used for the flooring.

Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. A large covered patio with a wood burning fireplace provides warmth and shelter in the shoulder seasons.

Simply Home DecoratingBefore we redesigned the basement of this charming but compact 1950's North Vancouver home, this space was an unfinished utility room that housed nothing more than an outdated furnace and hot water tank. Since space was at a premium we recommended replacing the furnace with a high efficiency model and converting the hot water tank to an on-demand system, both of which could be housed in the adjacent crawl space. That left room for a generous laundry room conveniently located at the back entrance of the house where family members returning from a mountain bike ride can undress, drop muddy clothes into the washing machine and proceed to shower in the bathroom just across the hall. Synergy Design & ConstructionThe laundry room is outfitted with white cabinetry to match the kitchen. It also features its own utility sink, clothes drying rod, and opened and closed cabinets for laundry supplies.

The mirrored medicine cabinets were custom made by Mark Wardle, the lights are from Edison Light Globes, the wall tiles are from Tera Nova and the floor tiles are from Earp Bros.
