A gorgeous and glamorous 687 sf Loft Apartment in the Heart of Downtown Los Angeles, CA. Small Spaces...BIG IMPACT is the theme this year: A wide open space and infinite possibilities. The Challenge: Only 3 weeks to design, resource, ship, install, stage and photograph a Downtown LA studio loft for the October 2014 issue of @dwellmagazine and the 2014 @dwellondesign home tour! So #Grateful and #honored to partner with the wonderful folks at #MetLofts and #DwellMagazine for the incredible design project!

Wilkinson Brochier Interior DesignSmall modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.
Brittany Stiles DesignA 1940's bungalow was renovated and transformed for a small family. This is a small space - 800 sqft (2 bed, 2 bath) full of charm and character. Custom and vintage furnishings, art, and accessories give the space character and a layered and lived-in vibe. This is a small space so there are several clever storage solutions throughout. Vinyl wood flooring layered with wool and natural fiber rugs. Wall sconces and industrial pendants add to the farmhouse aesthetic. A simple and modern space for a fairly minimalist family. Cornerstone ArchitectsNestled between multiple stands of Live Oak trees, the Westlake Residence is a contemporary Texas Hill Country home. The house is designed to accommodate the entire family, yet flexible in its design to be able to scale down into living only in 2,200 square feet when the children leave in several years. The home includes many state-of-the-art green features and multiple flex spaces capable of hosting large gatherings or small, intimate groups. The flow and design of the home provides for privacy from surrounding properties and streets, as well as to focus all of the entertaining to the center of the home. Finished in late 2006, the home features Icynene insulation, cork floors and thermal chimneys to exit warm air in the expansive family room.

The nickel board ceiling and walls combined with the fabrics and furniture create a decidedly coastal vibe. It's the perfect place to start your day with a cup of coffee and end it with a glass of wine!

nimtim ArchitectsThe narrow existing hallway opens out into a new generous communal kitchen, dining and living area with views to the garden. This living space flows around the bedrooms with loosely defined areas for cooking, sitting, eating.
