LORRAINE G VALE, Allied ASIDIn this combination living room/ family room, form vs function is at it's best.. Formal enough to host a cocktail party, and comfortable enough to host a football game. The wrap around sectional accommodates 5-6 people and the oversized ottoman has room enough for everyone to put their feet up! The high back, stylized wing chair offers comfort and a lamp for reading. Decorative accessories are placed in the custom built bookcases freeing table top space for drinks, books, etc. Magazines and current reading are neatly placed in the rattan tray for easy access. The overall neutral color palette is punctuated by soft shades of blue around the room.

Haven Design and ConstructionThe focal point of this beautiful family room is the bookmatched marble fireplace wall. A contemporary linear fireplace and big screen TV provide comfort and entertainment for the family room, while a large sectional sofa and comfortable chaise provide seating for up to nine guests. Lighted LED bookcase cabinets flank the fireplace with ample storage in the deep drawers below. This family room is both functional and beautiful for an active family.
John Bost Custom WoodworkingCustom built-in entertainment center in the same house as the custom built-in window seat project that was posted in 2019. This project is 11-1/2 feet wide x 18 inches deep x 8 feet high. It consists of two 36" wide end base cabinets and a 66" wide center base cabinet with an open component compartment. The base cabinets have soft-close door hinges with 3-way cam adjustments and adjustable shelves. The base cabinet near the doorway includes custom-made ducting to re-route the HVAC air flow from a floor vent out through the toe kick panel. Above the base countertop are side and overhead book/display cases trimmed with crown molding. The TV is mounted on a wall bracket that extends and tilts, and in-wall electrical and HDMI cables connect the TV to power and components via a wall box at the back of the component compartment.

The interpretation of experiencing life at the beach in all its forms has been manifested in tangible spaces and places through the design of pavilions, courtyards and outdoor rooms.

A progression of pavilions and courtyards are strung off a circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach.
The interiors reinforce architectural design principles and place-making, allowing every space to be utilised to its optimum. There is no differentiation between architecture and interiors: Interior becomes exterior, joinery becomes space modulator, materials become textural art brought to life by the sun.

The core idea of people living and engaging with place is an underlying principle of our practice, given expression in the manner in which this home engages with the exterior, not in a general expansive nod to view, but in a varied and intimate manner.
The house is designed to maximise the spectacular Avoca beachfront location with a variety of indoor and outdoor rooms in which to experience different aspects of beachside living.
Client brief: home to accommodate a small family yet expandable to accommodate multiple guest configurations, varying levels of privacy, scale and interaction.
A home which responds to its environment both functionally and aesthetically, with a preference for raw, natural and robust materials. Maximise connection – visual and physical – to beach.
The response was a series of operable spaces relating in succession, maintaining focus/connection, to the beach.
The public spaces have been designed as series of indoor/outdoor pavilions. Courtyards treated as outdoor rooms, creating ambiguity and blurring the distinction between inside and out.

Verandah is final transition space to beach: enclosable in winter; completely open in summer.
This project seeks to demonstrates that focusing on the interrelationship with the surrounding environment, the volumetric quality and light enhanced sculpted open spaces, as well as the tactile quality of the materials, there is no need to showcase expensive finishes and create aesthetic gymnastics. The design avoids fashion and instead works with the timeless elements of materiality, space, volume and light, seeking to achieve a sense of calm, peace and tranquillity.

Focus is on the tactile quality of the materials: a consistent palette of concrete, raw recycled grey ironbark, steel and natural stone. Materials selections are raw, robust, low maintenance and recyclable.
Light, natural and artificial, is used to sculpt the space and accentuate textural qualities of materials.
Passive climatic design strategies (orientation, winter solar penetration, screening/shading, thermal mass and cross ventilation) result in stable indoor temperatures, requiring minimal use of heating and cooling.

Accommodation is naturally ventilated by eastern sea breezes, but sheltered from harsh afternoon winds.
Both bore and rainwater are harvested for reuse.
Low VOC and non-toxic materials and finishes, hydronic floor heating and ventilation ensure a healthy indoor environment.
Project was the outcome of extensive collaboration with client, specialist consultants (including coastal erosion) and the builder.

FOUR POINT DESIGN BUILD INCThis elegant 2600 sf home epitomizes swank city living in the heart of Los Angeles. Originally built in the late 1970's, this Century City home has a lovely vintage style which we retained while streamlining and updating. The lovely bold bones created an architectural dream canvas to which we created a new open space plan that could easily entertain high profile guests and family alike.
Cutting Edge Construction & Woodworks, Inc.The completed project, with 75" TV, a 72" ethanol burning fireplace, marble slab facing with split-faced granite mantel. The flanking cabinets are 9' tall each, and are made of wenge veneer with dimmable LED backlighting behind frosted glass panels. a 6' tall person is at eye level with the bottom of the TV, which features a Sony 750 watt sound bar and wireless sub-woofer. Jacqueline Murray InteriorsA neutral and calming open plan living space including a white kitchen with an oak interior, oak timber slats feature on the island clad in a Silestone Halcyon worktop and backsplash. The kitchen included a Quooker Fusion Square Tap, Fisher & Paykel Integrated Dishwasher Drawer, Bora Pursu Recirculation Hob, Zanussi Undercounter Oven. All walls, ceiling, kitchen units, home office, banquette & TV unit are painted Farrow and Ball Wevet. The oak floor finish is a combination of hard wax oil and a harder wearing lacquer. Discreet home office with white hide and slide doors and an oak veneer interior. LED lighting within the home office, under the TV unit and over counter kitchen units. Corner banquette with a solid oak veneer seat and white drawers underneath for storage. TV unit appears floating, features an oak slat backboard and white drawers for storage. Ann Lowengart InteriorsThe three-level Mediterranean revival home started as a 1930s summer cottage that expanded downward and upward over time. We used a clean, crisp white wall plaster with bronze hardware throughout the interiors to give the house continuity. A neutral color palette and minimalist furnishings create a sense of calm restraint. Subtle and nuanced textures and variations in tints add visual interest. The stair risers from the living room to the primary suite are hand-painted terra cotta tile in gray and off-white. We used the same tile resource in the kitchen for the island's toe kick.
