Ava James DesignThe guest bath in this project was a simple black and white design with beveled subway tile and ceramic patterned tile on the floor. Bringing the tile up the wall and to the ceiling in the shower adds depth and luxury to this small bathroom. The farmhouse sink with raw pine vanity cabinet give a rustic vibe; the perfect amount of natural texture in this otherwise tile and glass space. Perfect for guests!
Modern HomesteadSometimes its the contrast that makes the room, like here where we paid the sharp angles of the counter with the soft curves of the adjustable mirrors.
Castle Building & RemodelingNo strangers to remodeling, the new owners of this St. Paul tudor knew they could update this decrepit 1920 duplex into a single-family forever home.
A list of desired amenities was a catalyst for turning a bedroom into a large mudroom, an open kitchen space where their large family can gather, an additional exterior door for direct access to a patio, two home offices, an additional laundry room central to bedrooms, and a large master bathroom. As for the aesthetic, this was inspired by a deep appreciation for the durability, colors, textures and simplicity of Norwegian design. The home’s light paint colors set a positive tone. An abundance of tile creates character. New lighting reflecting the home’s original design is mixed with simplistic modern lighting. To pay homage to the original character several light fixtures were reused, wallpaper was repurposed at a ceiling, the chimney was exposed, and a new coffered ceiling was created.
Overall, this eclectic design style was carefully thought out to create a cohesive design throughout the home.

Blackline RenovationsTo create enough room to add a dual vanity, Blackline integrated an adjacent closet and borrowed some square footage from an existing closet to the space. The new modern vanity includes stained walnut flat panel cabinets and is topped with white Quartz and matte black fixtures.

Clever custom storage and vanity means everything is close at hand in this modern bathroom.
Amsted Design-BuildPreviously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new.
An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family.
From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms.
At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes.
On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room.

MMAD ArchitectureDark floor tiles laid in a herringbone pattern wrap up the shower wall and into the skylight over the shower. Timber joinery , marble benchtop, full height mirror and Venetian plaster add contrast and warmth to the bathroom.
