This home was built in 1925. One side of this project had not been done for 20+ years and basically the two sides included in this project were peeling and needed a lot of attention. Preparation included power wash and hand planing all shingles to make a smooth surface. More than half the paint was removed from the two sides of the building. Application of 2 dry film coats were applied to all side wall and trims. Metal storm windows, gutters and downspouts were painted with direct to metal paints. The work also included replacing some shingles, mortar work on the foundation, replaced all broken glass and reglazed all basement windows.

"After" condition - nearly completed exterior renovations. All original wood clapboard siding, eaves and rafters, window frames and sills exposed and repaired. New wrap-around front porch with new wood columns, rafters, new metal roof. New aluminum clad wood windows inserted into existing framed openings. New wood columns and balustrades at front gable loggia and second story porch. Future work will include Victorian period replacement front door to fit existing opening, newly-fabricated wood shutters, new painting throughout.

“Our architect originally designed our condominium complex to blend in with similar projects in the area. Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase.
