FPArchitects have restored and refurbished a four-storey grade II listed Georgian mid terrace in London's Limehouse, turning the gloomy and dilapidated house into a bright and minimalist family home. Located within the Lowell Street Conservation Area and on one of London's busiest roads, the early 19th century building was the subject of insensitive extensive works in the mid 1990s when much of the original fabric and features were lost. FPArchitects' ambition was to re-establish the decorative hierarchy of the interiors by stripping out unsympathetic features and insert paired down decorative elements that complement the original rusticated stucco, round-headed windows and the entrance with fluted columns. Ancillary spaces are inserted within the original cellular layout with minimal disruption to the fabric of the building. A side extension at the back, also added in the mid 1990s, is transformed into a small pavilion-like Dining Room with minimal sliding doors and apertures for overhead natural light. Subtle shades of colours and materials with fine textures are preferred and are juxtaposed to dark floors in veiled reference to the Regency and Georgian aesthetics.

The rough hewn garden steps lead you up to the original garden level and a purpose built fire place at the end of the garden, the perfect space for entertaining on sunny evening. The completely transformed lower ground floor accommodate a large kitchen to the rear, which opens to the garden. By excavating downwards, we achieved an almost 4-meter ceiling height resulting in a spacious and airy feel, and a true "wow factor" the moment you step inside.

Le refuge d’Articaou Adossées à la pente, les deux granges s’ouvrent sur le Cirque de Lescun. La première grange servait autrefois de logement sommaire pour les bergers. Elle abritait également l’espace où le fromage était entreposé pour être affiné, profitant de la fraîcheur et de la stabilité thermique de la pierre. La seconde grange, plus vaste et plus rustique, accueillait le bétail et servait de stockage pour le foin. Elles formaient un ensemble pastoral typique des estives pyrénéennes. Longtemps laissées à l’abandon, elles retrouvent aujourd’hui leur vocation d’abri : l’une transformée en refuge familial, l’autre réhabilitée en dortoir estival. Le refuge familial - La première grange, reconvertie en habitation. Les murs de pierres, nettoyées et rejointoyées, conservent la mémoire du bâti ancien. La couverture en ardoise a été entièrement refaite, reprenant la silhouette sobre et robuste de l’existant. Les menuiseries en bois, redessinées et élargies, ouvrent de nouvelles vues sur la vallée, laissant entrer la lumière et le paysage. À l’intérieur, les pierres enduites à la chaux adoucissent la lumière. La dalle en béton du rez-de-chaussée est recouverte d’un ragréage verni, apportant une texture minérale et sobre en accord avec les murs extérieurs. Le bois se déploie sur plusieurs registres : la charpente laissée apparente est en sapin ; les solives et le plancher, visibles sur leurs deux faces, sont également en sapin ; les agencements intérieurs, escalier et rangements, sont réalisés en contreplaqué d’épicéa. L’ensemble joue sur une dualité entre la pierre et le bois, entre la solidité du minéral et la chaleur du matériau naturel, qui donne son équilibre à l’espace. La grange s’organise sur trois niveaux : Au rez-de-chaussée, un espace de vie ouvert sur l’extérieur accueille les moments partagés autour du poêle à bois, source de chaleur et point de rassemblement ; À l’étage, accessible également depuis le terrain amont, se trouve une partie des chambres ;Sous la toiture, les combles assainis et rehaussés offrent de nouveaux volumes habitables composés du reste des chambres. Cette rénovation redonne usage et sens à un bâti vernaculaire sans le figer. L’intervention vise la réhabilitation complète de la structure existante, en conservant les murs de pierre et en adaptant les volumes aux usages actuels. Les matériaux locaux et les techniques traditionnelles sont associés à des solutions contemporaines pour assurer confort et pérennité, en cohérence avec le site. Le dortoir estival - La seconde grange. Face à la grange principale, le second bâtiment a également été restauré. Sa toiture en ardoise, refaite selon la même logique, assure la cohérence d’ensemble entre les deux volumes. À l’intérieur, le plancher a été remanié pour permettre l’aménagement d’un dortoir estival. La volonté a été de minimiser l’impact de l’intervention, en préservant la simplicité du bâti existant.

Das Mehrfamilienhaus mit 5 Wohneinheiten grenzt sich zur Straße auf der Nordseite und zur Nachbarbebauung auf der Ostseite hin ab und öffnet sich nach Süden und Westen zum Grün der rückwärtigen Gärten des Wohnkarrees. Eine vertikale Staffelung unterstützt die Abgrenzung zu den östlichen Gebäuden. Zurückgesetzte Loggien ermöglichen Privatsphäre innerhalb der Wohneinheiten. Das zurückgesetzte Dachgeschoss gliedert die Baumasse zusätzlich, wodruch ein angenehm gestaffeltes Bauvolumen entsteht, der den monotonen Wohnbauten in der Umgebung entgegen steht. Eine Holzschalung aus vertikalen Latten soll die Holzbauweise auch optisch nach außen tragen. Mittels einer Erdwärmepumpe soll das Gebäude fast energieautark betrieben werden. Dem immer mehr auftretenden Überhitzen in den Städten soll der Einsatz von viel Grün, wie z.B. einem komplett extensiv begrünten Dach, entgegenwirken.

Extension and refurbishment of a semi-detached house in Hern Hill. Extensions are modern using modern materials whilst being respectful to the original house and surrounding fabric. Views to the treetops beyond draw occupants from the entrance, through the house and down to the double height kitchen at garden level. From the playroom window seat on the upper level, children (and adults) can climb onto a play-net suspended over the dining table. The mezzanine library structure hangs from the roof apex with steel structure exposed, a place to relax or work with garden views and light. More on this - the built-in library joinery becomes part of the architecture as a storage wall and transforms into a gorgeous place to work looking out to the trees. There is also a sofa under large skylights to chill and read. The kitchen and dining space has a Z-shaped double height space running through it with a full height pantry storage wall, large window seat and exposed brickwork running from inside to outside. The windows have slim frames and also stack fully for a fully indoor outdoor feel. A holistic retrofit of the house provides a full thermal upgrade and passive stack ventilation throughout. The floor area of the house was doubled from 115m2 to 230m2 as part of the full house refurbishment and extension project. A huge master bathroom is achieved with a freestanding bath, double sink, double shower and fantastic views without being overlooked. The master bedroom has a walk-in wardrobe room with its own window. The children's bathroom is fun with under the sea wallpaper as well as a separate shower and eaves bath tub under the skylight making great use of the eaves space. The loft extension makes maximum use of the eaves to create two double bedrooms, an additional single eaves guest room / study and the eaves family bathroom. 5 bedrooms upstairs.

This was a complete transformation of a traditional Victorian house .Traditional features were respected whilst upgrading the whole building fabric and energy use. External walls were insulated internally, photo voltaic panels were installed wherever possible. The loft was extended to create a large double room with fantastic horizon views. The ground floor was extended into the garden creating a magical room.
