This mudroom/laundry area was dark and disorganized. We created some much needed storage, stacked the laundry to provide more space, and a seating area for this busy family. The random hexagon tile pattern on the floor was created using 3 different shades of the same tile. We really love finding ways to use standard materials in new and fun ways that heighten the design and make things look custom. We did the same with the floor tile in the front entry, creating a basket-weave/plaid look with a combination of tile colours and sizes. A geometric light fixture and some fun wall hooks finish the space.

This laundry/craft room is efficient beyond its space. Everything is in its place and no detail was overlooked to maximize the available room to meet many requirements. gift wrap, school books, laundry, and a home office are all contained in this singular space.

As part of a commission for a bespoke kitchen, we maximised this additional space for a utility boot room. Shoes are neatly stored out of the way with a bench in Oak above for a seated area.

Higham Furniture
This utility room is a rather compact space but it has everything you would need in a utility; a washing machine, tumble dryer, sink, and storage. It even has a dedicated space for a dog bed. The washing machine and tumble dryer are cleverly stacked in one tall cupboard, with the slim larder cupboard next to it hiding away an ironing board and brooms & mops. The cabinets are painted in Little Greene's Pompeian Ash and the handles are by Armac Martin.
LNDesigns
This reconfiguration project was a classic case of rooms not fit for purpose, with the back door leading directly into a home-office (not very productive when the family are in and out), so we reconfigured the spaces and the office became a utility room.
The area was kept tidy and clean with inbuilt cupboards, stacking the washer and tumble drier to save space. The Belfast sink was saved from the old utility room and complemented with beautiful Victorian-style mosaic flooring.
Now the family can kick off their boots and hang up their coats at the back door without muddying the house up!

The pre-renovation structure itself was sound but lacked the space this family sought after. May Construction removed the existing walls that separated the overstuffed G-shaped kitchen from the living room. By reconfiguring in the existing floorplan, we opened the area to allow for a stunning custom island and bar area, creating a more bright and open space.
