An anti rust prevention zinc metalized treatment was applied on the raw iron to minimize maintenance on the gate.

10m2 ! Petite surface mais gros défi pour ce balcon où chaque mètre carré devait être repensé et réinventé pour y créer une cuisine d'été, un coin repas et un espace détente. Sans oublier des solutions de rangements et deux objectifs : faire de cet extérieur une vraie pièce supplémentaire, et impacter positivement la clarté à l'intérieur de l'appartement.
Les couleurs de l'ensemble, sobres et lumineuses (déclinaison de blanc cassé, de beige et d'écru) sont réveillés par des touches de vert olive (banquette et crédence). Côté matériaux, de l'enduit à la chaux, du carrelage façon bejmat, du bois et des fibres (de coco et de jute) ont été mixés pour rester dans une ambiance méditerranéenne. Enfin, des arrondis (banquette sur-mesure et éléments de mobilier) ont été intégrés pour casser l'aspect très rectiligne et favoriser l'optimisation de l'espace.
Ce balcon est désormais 100% optimisé. Il ne reste plus qu'à profiter de la vue imprenable sur les toits marseillais du quartier d’Endoume.

This 4150 SF waterfront home in Queen's Harbour Yacht & Country Club is built for entertaining. It features a large beamed great room with fireplace and built-ins, a gorgeous gourmet kitchen with wet bar and working pantry, and a private study for those work-at-home days. A large first floor master suite features water views and a beautiful marble tile bath. The home is an entertainer's dream with large lanai, outdoor kitchen, pool, boat dock, upstairs game room with another wet bar and a balcony to take in those views. Four additional bedrooms including a first floor guest suite round out the home.

On the top floor Anna and Brian each have large offices separated by a Jack and Jill bath and walk in closets. The outdoor balcony on the second floor provides a sitting area with a great valley view and a quatrefoil opening at the end that targets the lush California greenery. Matching barbed quatrefoil windows are also to be found in the kitchen and master wardrobe area. Ceramic murals and pieces of Brian and Anna’s art collection are encountered at key points around the perimeter of the house and also within the house. The roof is a classic clay tile roof with half round copper gutters and round downspouts. The rounded entry turret has deeply inset windows reminiscent of early adobe construction. Chosen by the owners, a boutique in Santa Barbara carefully crafted the black wrought iron lanterns used throughout the house.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.

Hagstrom Builder
A Minnesota Snowbird couple owned a stunning property on the Florida Gulf, which captured the glorious sunset, from one room in the house- the master bedroom. After years of wanting to renovate this couple decided to overhaul most of the house and in the process add additional outdoor balcony spaces, a bar and a rec-room all on the second floor making it conducive to entertaining without parading company to the master suite! The result is more livable space, and a view of the spectacular setting sun from multiple rooms.
