This 1964 Preston Hollow home was in the perfect location and had great bones but was not perfect for this family that likes to entertain. They wanted to open up their kitchen up to the den and entry as much as possible, as it was small and completely closed off. They needed significant wine storage and they did want a bar area but not where it was currently located. They also needed a place to stage food and drinks outside of the kitchen. There was a formal living room that was not necessary and a formal dining room that they could take or leave. Those spaces were opened up, the previous formal dining became their new home office, which was previously in the master suite. The master suite was completely reconfigured, removing the old office, and giving them a larger closet and beautiful master bathroom. The game room, which was converted from the garage years ago, was updated, as well as the bathroom, that used to be the pool bath. The closet space in that room was redesigned, adding new built-ins, and giving us more space for a larger laundry room and an additional mudroom that is now accessible from both the game room and the kitchen! They desperately needed a pool bath that was easily accessible from the backyard, without having to walk through the game room, which they had to previously use. We reconfigured their living room, adding a full bathroom that is now accessible from the backyard, fixing that problem. We did a complete overhaul to their downstairs, giving them the house they had dreamt of! As far as the exterior is concerned, they wanted better curb appeal and a more inviting front entry. We changed the front door, and the walkway to the house that was previously slippery when wet and gave them a more open, yet sophisticated entry when you walk in. We created an outdoor space in their backyard that they will never want to leave! The back porch was extended, built a full masonry fireplace that is surrounded by a wonderful seating area, including a double hanging porch swing. The outdoor kitchen has everything they need, including tons of countertop space for entertaining, and they still have space for a large outdoor dining table. The wood-paneled ceiling and the mix-matched pavers add a great and unique design element to this beautiful outdoor living space. Scapes Incorporated did a fabulous job with their backyard landscaping, making it a perfect daily escape. They even decided to add turf to their entire backyard, keeping minimal maintenance for this busy family. The functionality this family now has in their home gives the true meaning to Living Better Starts Here™.

The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. This award-winning whole house renovation of a circa 1875 single family home in the historic Capitol Hill neighborhood of Washington DC provides the client with an open and more functional layout without requiring an addition. After major structural repairs and creating one uniform floor level and ceiling height, we were able to make a truly open concept main living level, achieving the main goal of the client. The large kitchen was designed for two busy home cooks who like to entertain, complete with a built-in mud bench. The water heater and air handler are hidden inside full height cabinetry. A new gas fireplace clad with reclaimed vintage bricks graces the dining room. A new hand-built staircase harkens to the home's historic past. The laundry was relocated to the second floor vestibule. The three upstairs bathrooms were fully updated as well. Final touches include new hardwood floor and color scheme throughout the home.

This family of 5 was quickly out-growing their 1,220sf ranch home on a beautiful corner lot. Rather than adding a 2nd floor, the decision was made to extend the existing ranch plan into the back yard, adding a new 2-car garage below the new space - for a new total of 2,520sf. With a previous addition of a 1-car garage and a small kitchen removed, a large addition was added for Master Bedroom Suite, a 4th bedroom, hall bath, and a completely remodeled living, dining and new Kitchen, open to large new Family Room. The new lower level includes the new Garage and Mudroom. The existing fireplace and chimney remain - with beautifully exposed brick. The homeowners love contemporary design, and finished the home with a gorgeous mix of color, pattern and materials. The project was completed in 2011. Unfortunately, 2 years later, they suffered a massive house fire. The house was then rebuilt again, using the same plans and finishes as the original build, adding only a secondary laundry closet on the main level.

This home was originally built in the 1990’s and though it had never received any upgrades, it had great bones and a functional layout. To make it more efficient, we replaced all of the windows and the baseboard heat, and we cleaned and replaced the siding. In the kitchen, we switched out all of the cabinetry, counters, and fixtures. In the master bedroom, we added a sliding door to allow access to the hot tub, and in the master bath, we turned the tub into a two-person shower. We also removed some closets to open up space in the master bath, as well as in the mudroom.
