The home is able to achieve passive house standards and take full advantage of the views with the use of Glo’s A7 triple pane windows and doors. The PHIUS (Passive House Institute US) certified series boasts triple pane glazing, a larger thermal break, high-performance spacers, and multiple air-seals. The large picture windows frame the landscape while maintaining comfortable interior temperatures year-round. The strategically placed operable windows throughout the residence offer cross-ventilation and a visual connection to the sweeping views of Utah. The modern hardware and color selection of the windows are not only aesthetically exceptional, but remain true to the mid-century modern design.

Modern farmhouse describes this open concept, light and airy ranch home with modern and rustic touches. Precisely positioned on a large lot the owners enjoy gorgeous sunrises from the back left corner of the property with no direct sunlight entering the 14’x7’ window in the front of the home. After living in a dark home for many years, large windows were definitely on their wish list. Three generous sliding glass doors encompass the kitchen, living and great room overlooking the adjacent horse farm and backyard pond. A rustic hickory mantle from an old Ohio barn graces the fireplace with grey stone and a limestone hearth. Rustic brick with scraped mortar adds an unpolished feel to a beautiful built-in buffet.

The aim for this West facing kitchen was to have a warm welcoming feel, combined with a fresh, easy to maintain and clean aesthetic. This level is relatively dark in the mornings and the multitude of small rooms didn't work for it. Collaborating with the conservation officers, we created an open plan layout, which still hinted at the former separation of spaces through the use of ceiling level change and cornicing. We used a mix of vintage and antique items and designed a kitchen with a mid-century feel but cutting-edge components to create a comfortable and practical space. Extremely comfortable vintage dining chairs were sourced for a song and recovered in a sturdy peachy pink mohair velvet The bar stools were sourced all the way from the USA via a European dealer, and also provide very comfortable seating for those perching at the imposing kitchen island. Mirror splashbacks line the joinery back wall to reflect the light coming from the window and doors and bring more green inside the room. Photo by Matthias Peters

The objective was to create a warm neutral space to later customize to a specific colour palate/preference of the end user for this new construction home being built to sell. A high-end contemporary feel was requested to attract buyers in the area. An impressive kitchen that exuded high class and made an impact on guests as they entered the home, without being overbearing. The space offers an appealing open floorplan conducive to entertaining with indoor-outdoor flow. Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Adaptations to the home’s original design plan improve flow and usability within the kitchen-greatroom. The client desired a rich dark finish. The chosen colours tie the kitchen to the rest of the home (creating unity as combination, colours and materials, is repeated throughout). Photos- Paul Grdina
