A gorgeous and glamorous 687 sf Loft Apartment in the Heart of Downtown Los Angeles, CA. Small Spaces...BIG IMPACT is the theme this year: A wide open space and infinite possibilities. The Challenge: Only 3 weeks to design, resource, ship, install, stage and photograph a Downtown LA studio loft for the October 2014 issue of @dwellmagazine and the 2014 @dwellondesign home tour! Flavin ArchitectsCedar Cove Modern benefits from its integration into the landscape. The house is set back from Lake Webster to preserve an existing stand of broadleaf trees that filter the low western sun that sets over the lake. Its split-level design follows the gentle grade of the surrounding slope. The L-shape of the house forms a protected garden entryway in the area of the house facing away from the lake while a two-story stone wall marks the entry and continues through the width of the house, leading the eye to a rear terrace. This terrace has a spectacular view aided by the structure’s smart positioning in relationship to Lake Webster.
The interior spaces are also organized to prioritize views of the lake. The living room looks out over the stone terrace at the rear of the house. The bisecting stone wall forms the fireplace in the living room and visually separates the two-story bedroom wing from the active spaces of the house. The screen porch, a staple of our modern house designs, flanks the terrace. Viewed from the lake, the house accentuates the contours of the land, while the clerestory window above the living room emits a soft glow through the canopy of preserved trees.
Wilkinson Brochier Interior DesignSmall modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.
Denise Quade DesignLarge gray sectional paired with marble coffee table. Gold wire chairs with a corner fireplace. The ceiling is exposed wood beams and vaults towards the rest of the home. Four pairs of french doors offer lake views on two sides of the house.

Brittany Stiles DesignA 1940's bungalow was renovated and transformed for a small family. This is a small space - 800 sqft (2 bed, 2 bath) full of charm and character. Custom and vintage furnishings, art, and accessories give the space character and a layered and lived-in vibe. This is a small space so there are several clever storage solutions throughout. Vinyl wood flooring layered with wool and natural fiber rugs. Wall sconces and industrial pendants add to the farmhouse aesthetic. A simple and modern space for a fairly minimalist family. Pierre Jean-Baptiste InteriorsWe took this plain loft space in this upper-level loft and made it the perfect adult lounge. The client had specific requests that included a projector movie area, bar, dancing space, as well as new flooring and tile. Some of the key features we included were a Control 4 home automation system, new LED lighting, a spinning dancing pole, as well as a brand-new bar and peninsula bar with all new furnishings. The nickel board ceiling and walls combined with the fabrics and furniture create a decidedly coastal vibe. It's the perfect place to start your day with a cup of coffee and end it with a glass of wine!
