North London Loft Conversion - Architecht required.

Hi, we are currently interested in purchasing a property in North London and would welcome some advice about the loft.

The house is a three storey semi-detached property. It
has three sloping sides at the roof level which clearly limits space. We
understand this would require a “hip-to-gable” loft conversion. The back
half of the top floor has two bedrooms which are about a metre lower than the
floor level of the loft. This means the floor to ceiling height of the
loft at the entrance level is quite low but we understand a dormer on the back
of the loft may help resolve this. Whilst there is a staircase leading into the
back two bedrooms on the top floor, the differing levels means one of the
bedrooms will potentially have to make way for a staircase into the actual
loft.

Does anyone have experience of
similar issues? Our key concern is not necessarily the hip-to-gable
(although we understand we will need consents for this) but it’s the slightly
differing levels between the loft and the existing top floor and whether this
will cause any issues.

Can anyone recommend an architect in
the North London area who would be willing to attend a viewing with us this
Saturday (12th November)? We think we understand the approach
but really need to take an architect along to the next viewing with us to
understand if the above actually works.

There is also a potential side return
extension to the property we would eventually need some assistance with. We
would really value the help of an architect who we can partner with from now
through to the completion of the works.

All advice welcome! Thanks in
advance!

    Hi

firstly many many years ago certain local authorities would require permission for hip to gables and others wouldn't . I personally took it upon myself to make it a level playing field and ideally make it permitted development (pd) . Many letters ( no emails then ) and phone calls later someone saw the light and they made it pd . Unless the hip directly over looks a highway or your in a conservation area ? to answer your main quirery.

besides that I can't see why your loft is not possible and very rarely do we have to take a full bedroom to get the stairs up there. I think I'd have to see the right move listing to get a better feel for you description of different levels . Hard to get a feel but this is one of my last hip to gables.

I personally would talk to loft convertors before an architect too.

Woody has offered sound and sensible advice. At some stage or other we'd need physical eyeballs on the property prior to pinning down the best course of action.
