This mid-century modern was a full restoration back to this home's former glory. The vertical grain fir ceilings were reclaimed, refinished, and reinstalled. The floors were a special epoxy blend to imitate terrazzo floors that were so popular during this period. Reclaimed light fixtures, hardware, and appliances put the finishing touches on this remodel. We demolished and re-built the interior of this Victorian apartment in Hampstead for a delightful couple. The kitchen and bathroom were relocated and walls were opened up to flood the apartment with light. Geometric patterns were used throughout with a dark grey feature wall in the living room adding drama. The bespoke, shaker-style kitchen that we designed was painted a complimentary light grey. Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Dark, dimly-lit corridors and clustered rooms that were a detriment to the brilliant natural light and expansive views the existing apartment inherently possessed, were demolished to create a new open plan for a more functional style of living. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels. Shawnee homeowners contacted Arlene Ladegaard of Design Connection, Inc. to update their family room which featured all golden oak cabinetry and trim. The furnishings represented the mid-century with well-worn furniture and outdated colors. The homeowners treasured a few wood pieces that they had artfully chosen for their interest. They wanted to keep these and incorporate them into the new look. These pieces anchored the selection of the new furniture and the design of the remodeled family room. Because the family room was part of a first floor remodel and the space flowed from one room to the next, the colors in each room needed to blend together. The paint colors tied the rooms together seamlessly. The wood trim was sprayed white and the walls painted a warm soothing gray. The fireplace was painted a darker gray. A floor plan was created for all the furnishings to meet the homeowners’ preference for comfortable chairs that would focus on the fireplace and television. The design team placed the TV above the mantel for easy viewing from all angles of the room. The team also chose upholstered pieces for their comfort and well-wearing fabrics while ensuring that the older traditional pieces mingled well with the contemporary lamps and new end tables. An area rug anchored the room and gold and warm gray tones add richness and warmth to the new color scheme. Hunter Douglas wood blinds finished in white to blend with the trim color completed the remodel of this beautiful and updated transitional room. Design Connection Inc. of Overland Park provided space planning, remodeling, painting, furniture, area rugs, accessories, project management and paint and stain colors.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. Tropical living room. Accessorized with tropical plants, accent pillows and artisan shells. Indich accent rug made from silk and wool features bamboo pattern. Original triptych by Darrell Hill of a Hawaiian beach scene. Lamp by the window is an antique from the 1940s. When switched on the women does the hula. The coffee table is from a New Hampshire furniture master. The table under the television and in between chairs is from Martin and MacArthur. Hand painted lamp shade adorns a koa wood base with bamboo style. The Hawaiian rugs are from the Indich Collection of Hawaiian Carpets.

The clients enjoy having friends over to watch movies or slide shows from recent travels, but they did not want the TV to be a focal point. The team’s solution was to mount a flat screen TV on a recessed wall mounting bracket that extends and swivels for optimal viewing positions, yet rests flat against the wall when not in use. A DVD player, cable box and other attachments remotely connect to the TV from a storage location in the kitchen desk area. the great room was enlarged to the south - past the medium toned wood post and beam is new space. the new addition helps shade the patio below while creating a more usable living space. To the right of the new fireplace was the existing front door. Now there is a graceful seating area to welcome visitors. The wood ceiling was reused from the existing home.
