Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. In the living and dining rooms new light greyed oak parquet floors and traditional white marble fireplaces were specified. Bespoke pale grey lacquer joinery was designed and installed either side of the fireplaces in both rooms, incorporating plenty of storage, with asymmetrical shelving which was lit with individual accent in joinery spotlights. At the side of one of the fireplaces a black steel log store was incorporated. Both the dining and living rooms had the original ornate plaster ceilings, however they had been painted white throughout and were visually lost. This feature was brought back by painting the plaster relief in close, but contrasting, tones of grey to emphasis the detail.

This Edwardian house in Redland has been refurbished from top to bottom. The 1970s decor has been replaced with a contemporary and slightly eclectic design concept. The front living room had to be completely rebuilt as the existing layout included a garage. Wall panelling has been added to the walls and the walls have been painted in Farrow and Ball Studio Green to create a timeless yes mysterious atmosphere. The false ceiling has been removed to reveal the original ceiling pattern which has been painted with gold paint. All sash windows have been replaced with timber double glazed sash windows. An in built media wall complements the wall panelling. The interior design is by Ivywell Interiors.

The stone fireplace in the old living room was retained as sentimental, keeping this cosy room but connecting it with the open plan, through utilising the same floor throughout and using slide doors to open it up.
