This amazing estate project has so many features it is quite difficult to list all of them. Set on 150 Acres, this sprawling project features an Indoor Oval Pool that connects to an outdoor swimming pool with a 65'0" lap lane. The pools are connected by a moveable swimming pool door that actuates with the turn of a key. The indoor pool house also features an indoor spa and baby pool, and is crowned at one end by a custom Oyster Shell. The Indoor sauna is connected to both main pool sections, and is accessible from the outdoor pool underneath the swim-up grotto and waterfall. The 25'0" vanishind edge is complemented by the hand-made ceramic tiles and fire features on the outdoor pools. Outdoor baby pool and spa complete the vessel count. Photos by Outvision Photography

Louis Fusco Landscape ArchitectsRescuing this 1945 Modernist Garden Pavilion from demolition, our clients embraced a landscape approach to restoration; replacing a deteriorating roof, with a sustainable alternative. Views interrupted by an aging icon, now beckon to explore this livable jewel of landscape art; completing the final phase of site development, where respect for nature and history prevailed. Additional site structures and amenities were integrated using environmental storm water controls, woodland restoration, wetland buffers and hillside stabilization measures.
THE UP STUDIOFree Float is a pool house that continues UP's obsession with contextual contradiction. Located on a three acre estate in Sands Point NY, the modern pool house is juxtaposed against the existing traditional home. Using structural gymnastics, a column-free, simple shading area was created to protect occupants from the summer sun while still allowing the structure to feel light and open, maintaining views of the Long Island Sound and surrounding beaches.

James Martin AssociatesRequest Free QuoteThe site had just enough grade change to allow the design team to create grand steps from the pool to the backyard on axis with the house and pool cabana. Lawn panels were designed into the pool deck to allow a cool, soft respite in the sun which is in contrast with the darker bluestone panels that relate to the rear house terrace.
Nature's TouchTropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.
Keller/Eaton ArchitectsThis pool, hot tub and pool house is located in Westchester County, New York. The pool house is constructed of the same stone as the main home but has a more modern feel. The interior has a living room, kitchen, bath and outdoor patio.
