This project involved transforming a three-bedroom bungalow into a five-bedroom house. It also involved changing a single garage into a double. The house itself was set in the 1950s and has been brought into the 2010s –the type of challenge we love to embrace. To achieve the ultimate finish for this house without overspending has been tricky, but we have looked at ways to achieve a modern design within a budget. Also, we have given this property a bespoke look and feel. Generally houses are built to achieve a set specification, with typical finishes and designs to suit the majority of users but we have changed things. We have emphasised space in this build which adds a feeling of luxury. We didn’t want to feel enclosed in our house, not in any of the rooms. Sometimes four or five-bedroom houses have a box room but we have avoided this by building large open areas to create a good flow throughout. One of the main elements we have introduced is underfloor heating throughout the ground floor. Another thing we wanted to do is open up the bedroom ceilings to create as much space as possible, which has added a wow factor to the bedrooms. There are also subtle touches throughout the house that mix simplicity with complex design. By simplicity, we mean white architrave skirting all round, clean, beautiful doors, handles and ironmongery, with glass in certain doors to allow light to flow. The kitchen shows people what a luxury kitchen can look and feel like which built for home use and entertaining. 3 of the bedrooms have an ensuite which gives added luxury. One of the bedrooms is downstairs, which will suit those who may struggle with stairs and caters for all guests. One of the bedrooms has a Juliet balcony with a really tall window which floods the room with light. This project shows how you can achieve the wow factor throughout a property by adding certain finishes or opening up ceilings. It is a spectacle without having to go to extraordinary costs. It is a masterpiece and a real example for us to showcase what K Design and Build can do.

Stairs leading past the suspended pool

A unique opportunity to design a brand new staircase with a contemporary, simple, hand crafted design. We used natural grade engineered oak with clear oil to clad the steps and create a bespoke new handrail. We added a shadow gap at the side of the staircase, a subtle and effective design feature. Creative freedom with new loft stairs Many home owners struggle to find enough space in their London homes to live, work, exercise, play and to be relatively tidy and organised. Some consider loft conversions as the best solution to create more space. Going up another level created a unique opportunity to design their own new staircase. As the customers lived in a mid terrace house they wanted a staircase that was open and airy, to allow lots of natural light coming through. A 1930s property with no particular period features was a great opportunity to not be tied to a period style and explore a more contemporary, simple, hand crafted design. Contemporary light filled design We provided the customers with three wood samples that matched the look and feel they described. The customers decided on wide oak boards 240 mm wide 20 mm thick with natural clear oil, natural grade. We proposed a simple design of hand crafted oak cladded stairs, gently bevelled at the edges to make each step less sharp under foot. The steps were seamlessly mitred between the tread and riser. We recommended an open stringer on the side to make the staircase feel less boxed up and more open. Open cut stringer structures are more exposed and without adequate strengthening can be weaker than closed stringers. To address this we reinforced the staircase structure under the stairs and to the side. The simple seamless design was achieved with a lot of hidden preparation. Subtle, effective shadow gaps We suggested a shadow gap design feature at the side of the staircase. This is a subtle design feature which also has a practical purpose in allowing the wood to shift and move naturally in time and reduces cracks and openings. Bespoke oak handrail The customers wanted to remove the original newel post on the first floor with a smaller slimmer post nicely cladded beneath with engineered oak boards. The new post connects seamlessly with the hand rail and frees up more space on the landing. We cut the bespoke spindles and custom railing in a simple seamless design. The customer was delighted - see comment below. Smart, sustainable window sills At Fin Wood we hate waste and try to cut as effectively as possible to get the most out of each board. If we do have leftover material we enjoy finding creative ways to make good use of it. In this project, we used leftover wood from the staircase to clad the window sill with the same design feature as the stairs, a small shadow gap. ‘The showroom really helped us to consider all the options’ The customers were delighted with their new staircase and gave a five star review and glowing feedback. ‘A big thank you to Alin and the team for an amazing staircase and a stress-free installation experience. Durch eine Komplettsanierung dieser Dachgeschoss-Maisonette mit 160m² entstand eine wundervoll stilsichere Lounge zum darin wohlfühlen. Bevor die neue Möblierung eingesetzt wurde, musste zuerst der Altbestand entsorgt werden. Weiters wurden die Sanitärsleitungen vollkommen erneuert, im oberen Teil der zweistöckigen Wohnung eine Sanitäranlage neu erstellt. Das Mobiliar, aus Häusern wie Minotti und Fendi zusammengetragen, unterliegt stets der naturalistischen Eleganz, die sich durch zahlreiche Gold- und Silberelemente aus der grün-beigen Farbgebung kennzeichnet.

Steel Stringer with hardwood Treads

Jack’s Point is Horizon Homes' new display home at the HomeQuest Village in Bella Vista in Sydney. Inspired by architectural designs seen on a trip to New Zealand, we wanted to create a contemporary home that would sit comfortably in the streetscapes of the established neighbourhoods we regularly build in. The gable roofline is bold and dramatic, but pairs well if built next to a traditional Australian home. Throughout the house, the design plays with contemporary and traditional finishes, creating a timeless family home that functions well for the modern family. On the ground floor, you’ll find a spacious dining, family lounge and kitchen (with butler’s pantry) leading onto a large, undercover alfresco and pool entertainment area. A real feature of the home is the magnificent staircase and screen, which defines a formal lounge area. There’s also a wine room, guest bedroom and, of course, a bathroom, laundry and mudroom. The display home has a further four family bedrooms upstairs – the primary has a luxurious walk-in robe, en suite bathroom and a private balcony. There’s also a private upper lounge – a perfect place to relax with a book. Like all of our custom designs, the display home was designed to maximise quality light, airflow and space for the block it was built on. This stair has a central steel stringer with floating Silver Beech treads. The timber screen beside it is a special feature with each baluster being cut into a unique shape to create a ripple effect. The soft light colours and open style of the stairwell perfectly compliment the surrounding decor and artwork.
