Ramage CompanyThe Portoghesi design features Italianate architecture with picturesque detailing and bountiful amenities. The first floor includes generously sized common areas, a bowed window bay and an owner’s suite for convenient one-level living. The paneled study, conveniently located off the foyer, connects to a full bath and easily converts to a second suite if necessary. The second floor features three bedrooms, two full baths and a loft complete with kitchenette. The outdoor rooms are a focal point throughout the house: the second floor has sweeping views from the front deck and side balcony while the first floor has multiple access points to the streetscape via the living room, dining room and owner’s suite.

Crome ArchitectureCan a home be both spacious and cozy? This contemporary residence renovation and addition can host large parties with its multi-level entertainment areas linked to the outdoor decks, yet it is also intimate and comfortable for a party of two. The secret lies in visually linking many functionally distinct areas together, from the great room to the dedicated bar area to the gourmet kitchen, to the music loft and more.

HufftThe steep site on which this residence is located dictated the use of a retaining wall to create a level grade. This retaining wall, or “the line”, became the driving element behind the parti of the home and serves to organize the program for the clients. The rituals of daily life fall into place along the line which is expressed as sandblasted exposed concrete and modular block. Three aspects of a house were seperated in this project: Thinking, Living, & Doing. ‘Thinking’ is done in the library, the main house is for ‘living’, and ‘doing’ is in the shop. While each space is separated by walls and windows they are nonetheless connected by “the line”.
Sustainability is married in equal parts to the concept of The Line House. The residence is located along an east/west axis to maximize the benefits of daylighting and solar heat gain.
